Thank you again for taking the time to meet with us and show us the home. After meeting you and seeing the property, we left with a very positive feeling about the possibility of making it our long-term home.
We also understand that choosing tenants is a significant decision. We wanted to provide a clear, organized picture of who we are, our rental history, our income documentation, and the additional assurances we can offer.
We are currently renting through Real Property Management Ventura County, but the owner of our current home has decided to sell. Because of that, we need to move by July 31, 2026. This move is not due to any tenant issue. We have been excellent tenants and can provide a property manager reference and recommendation letter to verify our history.
Our current rent is $3,786 per month, and we have always paid rent on time, in full, with no partial payments. The rent for your home is within a range we are already successfully managing. Our current combined annual income is approximately $175,000, and we can provide pay stubs and income documentation.
We are former homeowners, so we understand that a house is both a home and an important investment. We would treat your property with the same care and respect we would want from someone living in our own home. We value respectful communication, stable routines, and taking care of maintenance concerns promptly before they become larger issues.
Our credit profile was affected by prior medical and financial hardship, but it does not fully reflect our current household stability or our actual rental history. Even through that period, we maintained our rental obligations and continued paying rent on time and in full. To provide additional assurance, James's father is available as a co-signer, has a 780+ credit profile, and can provide income documentation.
James has worked for WayForward Technologies for more than 14 years as a lead software engineer and works from home, which also helps us stay attentive to the property. Jennifer has worked for Aspiranet for more than two years in social services supporting at-risk youth and families. We have deep roots in Ventura County: James grew up in Newbury Park and graduated from Newbury Park High School, and Jennifer graduated from Royal High School in Simi Valley.
Our household includes James, Jennifer, our daughter Julianna, and our son Ryan, who is 20 and away at college much of the year. We also have one small dog, Mischa, a 13 lb, 6-year-old, house-trained poodle mix. We have a PetScreening.com account for Mischa and are happy to provide references, vaccination records, or additional pet information if requested.
We are looking for a stable, long-term home and would be grateful to be considered. We have some flexibility on move-in timing and are happy to coordinate around a lease start date that works well for you.
